99% of all leaks occur at areas of penetration such as: chimneys, vents, flashing, air conditioning units, etc. Usually, leaks happen due to errors from installation. 70% of the time it takes to install your roof should be spent making sure all areas of penetration are installed and water-proofed correctly. We call this "flashing detail".
Ace Roofing's objective is to install the flashing detail to match or exceed the life expectancy of the roof shingle or membrane for every roof system we install. We recognize where the “leak liabilities” exist and we take the time to address them. This dramatically minimizes the possibilities of a leak during the second half of your roof’s life expectancy. It’s during this time period (for example, the last 15 years of a 30 year roof) that most errors in installation of the flashing details can cause leaking problems.
An inspection and maintenance visit includes: checking if all the flashing details are in good condition (damage, cracks, loose); clearing drains and drainage system to make sure they are running free; removing any unwanted vegetation, removing unwanted materials and debris; and evaluating the surface of the roof for deterioration.

A contractor’s guarantee is only good for as long as the roofing contractor is in business. If the company goes out of business there’s no one to honor the guarantee. Always ask how long the company has been in business and how many years of experience the contractor has as a commercial roofer.
