Do I need a new roof?

If you have any of the following problems, you may need repair or a new roof system: persistent leaks; unexplained mold; flashing pulling away or lifting; open seams; or membrane failure where the coating is wearing away and exposing the mat underneath.

How do I process a warranty claim?

Always contact your roofing contractor first. The roofing contractor should act as the liaison between you and the manufacturer. A manufacturer’s warranty is a joint agreement between the contractor and the manufacturer for the first two years of your roof’s life. The contractor is responsible for any repairs during the first two years. After two years, the manufacturer is responsible for all costs of repairs. How long should my roof last?

It depends on multiple factors such as the type of roofing system, quality of materials, and the quality of installation including whether the required installation methods are followed accurately. Depending on these factors, your roof can last as little as 10 years or a lifetime. Ace Roofings' team are experts at installing and repairing all major roofing systems. How much insurance should my contractor have?

Your roofing contractor should have a $2-$5 million dollar liability policy and worker’s compensation for everyone that steps onto your roof. Sometimes small roofing contractors will save money by not carrying enough insurance. They can then pass this savings on to you, but if an injury occurs, your policy will have to cover the costs! Without the proper coverage you can lose your business! Be safe and make sure your contractor has adaquate insurance coverage.

How much will a new roof cost?

Your total cost depends on a number of factors such as: labor, materials, removal of the old roof, and any repairs to the underlying structure. Cheaper isn’t always better. Make sure your roofer has the proper insurance and commitment to quality.

Should I be concerned if my roof has blisters?

Yes. A blistering roof should be looked into as soon as possible. Blisters are usually caused by trapped moisture or a material defect in both Low-Slope membrane and asphalt shingle.

What are the benefits of roof maintenance?

A commercial roof can easily be hundreds of thousands of dollars. Semi-annual inspections and maintenance will prolong the life of your roof investment. Proper maintenance also helps you avoid costly leaks and the internal damage water can cause to the infrastructure, electrical equipment, furniture, and flooring - not to mention liability claims if a customer or occupant slips and falls.

What building codes impact my roof?

There are a number of codes that can affect your roof. Some of the more important codes regulate the number of layers (no more than 2 layers allowed), the thermal value for commercial buildings (must be rated R20), amount of insulation (at least 3 ¼ inches), and positive drainage (must have or add ¼ inch per foot slope, even for a flat roof to aid in drainage). What causes leaks?

99% of all leaks occur at areas of penetration such as: chimneys, vents, flashing, air conditioning units, etc. Usually, leaks happen due to errors from installation. 70% of the time it takes to install your roof should be spent making sure all areas of penetration are installed and water-proofed correctly. We call this "flashing detail".

Ace Roofing's objective is to install the flashing detail to match or exceed the life expectancy of the roof shingle or membrane for every roof system we install. We recognize where the “leak liabilities” exist and we take the time to address them. This dramatically minimizes the possibilities of a leak during the second half of your roof’s life expectancy. It’s during this time period (for example, the last 15 years of a 30 year roof) that most errors in installation of the flashing details can cause leaking problems.

What does inspection and maintenance include?

An inspection and maintenance visit includes: checking if all the flashing details are in good condition (damage, cracks, loose); clearing drains and drainage system to make sure they are running free; removing any unwanted vegetation, removing unwanted materials and debris; and evaluating the surface of the roof for deterioration.

What types of warranties are available?

Labor and material - We recommend this type of warranty because it covers the full replacement of the faulty material at no cost to you.

Material only - This type of warranty only covers materials which constitute the smallest portion of your cost.

What will void my warranty?

Please contact us if you have any questions concerning your warranty. Some of the things that can void your warranty are: lack of proper attic venting, unauthorized penetration work (any work that penetrates the roof like adding vents or air conditioning units without the knowledge and assistance of the original roofing contractor), storing materials on the roof, and neglect or lack of proper maintenance.

What’s the difference between a contractor’s guarantee and a manufacturer’s warranty?

A contractor’s guarantee is only good for as long as the roofing contractor is in business. If the company goes out of business there’s no one to honor the guarantee. Always ask how long the company has been in business and how many years of experience the contractor has as a commercial roofer.
